JOB SUMMARY
The purpose of this position is to manage, lead and execute the delivery of portfolio plans, occupancy strategies and work environment solutions.
ESSENTIAL DUTIES AND RESPONSIBILITIESServes as primary interface with Business Division(s) and client disciplines to understand business direction and changing workplace needs. Applies knowledge to forecast space requirements and develops space needs based against business and market conditions. Develops executable plans to support the business needs, corporate objectives and initiatives.Identifies, analyzes and applies related data in regards to the creation and execution of physical or virtual space solutions. Produces visual display of quantitative and qualitative information. Illustrates organizational, operational and functional relationships that pose physical and spatial impacts.Generates conceptual solutions that respond to client’s spatial requirements, physical planning constraints and corresponding IT, HR and compliance requirements.

Develops, maintains and provides reports, including agreed upon critical success factors or KPIs, on measures of work environment efficiency, effectiveness and expression. Attends Client meetings, draft meeting minutes and obtain approvals to proceed when required. Conduct interviews and discussions with the client to gather, coordinate, and synthesize project requirements, functional, operational and cultural issues.

Develops project-level and portfolio-level solutions based on interpretation of the program data and preparation of recommendations. Validates all program data.

Prepares migration/origination plans, schematic schedules, stack and block fit plans. Implements schedules of critical path and milestone events. Serves as the primary point of contact throughout the Migration Planning Process. Maintains thorough knowledge of current and future space needs and understanding of the business direction and changing workplace needs.

Executes change management process for unplanned and special project requests. Provides business case analysis and documentation that meet the Client’s requirements and are consistently in alignment with Client’s goals and objectives.

Ensures occupancy plans are aligned with client and corporate strategies. Establishes project goals and objectives, including, but not limited to, schedule parameters. Develops project-level and portfolio-level solutions based on interpretation of the program data and preparation of recommendations.

Partners with client leadership in researching, evaluating, and improving client and service delivery processes. Ensures scope of work is in compliance with statement of work and contracted service level agreements.Other duties may be assigned.
SUPERVISORY RESPONSIBILITIESProvides formal supervision to individual employees within single functional or operational area.Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company’s values.
QUALIFICATIONS

CERTIFICATES and/or LICENSES

Basic Requirements

  • 5+ years of experience in workplace strategy, occupancy and space planning
  • Expertise in space planning, user research, occupancy planning and strategy, and space programming
  • Comfortable in a fast-paced, open, collaborative environment

Basic Requirements

  • BA/BS degree or equivalent combination of education, training and experience in Architecture, Interior Architecture or Space Planning
  • 5+ years of experience in workplace strategy, occupancy and space planning
  • Expertise in space planning, user research, occupancy planning and strategy, and space programming
  • Comfortable in a fast-paced, open, collaborative environment

About the Role:

The role of the Workplace Strategy Manager is to lead and manage visioning, discovery, workplace strategy and change management activities, for large Enterprise client projects (PxWe) and Enterprise real estate portfolios (Key accounts), as part of the WeWork Enterprise Workplace Strategy team. This role is seen as the ‘thread thru’ any given workplace strategy scope or relationship, connecting multiple stakeholders from the client and the WeWork team, guarding the vision of the business case and ensure seamless delivery of research insights, programming, change management and ongoing performance analysis.

Responsibilities:

  • Work closely with Enterprise leadership, sales, design, development, member success, research and product development teams to ensure the successful outcome of specific enterprise projects and enterprise client ‘fleets’
  • Coordinator between multiple projects within a business line to be sure they benefit each other and align with overall business goals
  • Provide workplace strategy guidance to teams and managers
  • Organize and lead the data gathering scope within the envisioning process, including end-user engagements, data analysis, visioning sessions and workshops with clients to help define guidelines for future project and fleet success
  • Oversee workplace strategy ‘discovery’ process including organizing and conducting interviews, surveys, utilization studies and turning those learnings into insights that bring value to the client.
  • Manage and oversee design strategy for specific projects, surfacing objectives for design, community / experience and technology requirements, and key planning concepts, that align with client and WeWork goals
  • Use knowledge from client engagements, fleets and projects to develop more effective tools, processes and tactics
  • Share enterprise insights with the WeWork Research and Product Development teams to better inform larger trends, patterns of behavior and new products.
  • Contribute to WeWork thought leadership materials and speak at workplace and future of work events
  • Global and regional travel for client engagements, conferences and summits

Education and Experience:

  • Bachelor’s degree (BA/BS) from 4-year college or university, preferably in a Quantitative Sciences (Business Analytics, Statistics, Architecture or Behavioral Psychology), Industrial/Human Factors Engineering, or a related academic field.
