POSITION SUMMARY

Under close direction, this position prepares comprehensive Loan Offering Analyses that evaluate the prospective financing of commercial real estate properties, incorporating complex underwriting to include cash flow analysis, project economics and valuation, guarantor analysis, market analysis and recommendation. The loans will include both commercial construction and commercial permanent mortgages and property types will include office, industrial, retail, multifamily rental and for-sale, residential tract, custom single family and special use. Other responsibilities will include certain aspects of portfolio management, and completing special projects as needed and directed by the department head. This is considered the advanced level. Incumbent is expected as a professional to have broad working knowledge of commercial real estate and lending procedures. Displays independent judgment within established guidelines and policies.

MAJOR JOB RESPONSIBILITIES

Prepares Loan Offering Analyses which include the following:

  • Detailed property descriptions and market analysis including location, demographics and comparables.
  • Project economics, income and expense analysis, tenancy analysis, property valuations and discounted cash flow models.
  • Construction budget analysis with determination of sources and uses of funds.
  • Borrower and Guarantor analysis including financial statement spreads, cash flow analysis and real estate holding analysis.
  • Assess lending risks, clearly identify offsetting mitigates and summarize recommendations.
