Analyst Program – Debt Capital Markets

POSITION SUMMARY:
The Senior Associate, Capital Markets will work with HHCs head of Capital Markets, executive team and regional development teams to create value for over $8 billion of diversified real estate holdings from New York to Hawaii. Critical aspects of the role include structuring and closing project-level financings with leading financial institutions, executing the disposition of non-core assets and supporting annual investments that have historically exceeded $1 billion per year. The candidate will office out of HHCs new corporate headquarters located in The Woodlands, TX.
ESSENTIAL JOB RESPONSIBILITIES:
- Work collaboratively with HHCs executive and regional development teams to effect value creation opportunities for the company.
- Lead the execution of project-level financings, portfolio and/or single-asset dispositions and investments through transaction underwriting, deal structuring, negotiating legal documents, due diligence and ensuring timely close.
- Represent HHC with the highest level of integrity while deepening relationships with capital providers, intermediaries and other external parties.
- Underwrite new investment opportunities.
- Support the company in the execution of investment strategy and special projects, as required.
- Provide oversight, training and guidance to analyst/associate.
- Provide accurate and timely communication internally and externally.
- Work with in-house and external legal counsel in the documentation of all agreements and contracts appropriate to the transaction; review all agreements and contracts to ensure that they accurately represent the terms of the transaction and the intent of the parties and conform to all applicable Company policies; and close the transaction in accordance with such agreements, contracts and policies, and with all applicable corporate and Board approvals.
- The preparation of internal and external investment memoranda and other presentation materials;
- In collaboration with larger team, maintain HHCs internal valuation model.
- Consult with various other HHC teams to scope, prove the viability of, and execute upon investment opportunities, including creation and review of related financial models.
- Perform such other tasks and assignments as may be from time to time given by the SVP, Capital Markets.
KNOWLEDGE, EXPERIENCE AND SKILLS:
- 6-8+ years relevant real estate experience including executing secured financings and investment oversight.
- Demonstrated ability to originate, structure, underwrite and close complex financial/real estate transactions.
- Strong quantitative skills and exceptional attention to detail, including a high-level of proficiency in creating sophisticated financial models.
- Exposure to diverse real estate product types; and complex real estate due diligence, negotiation and transaction management experience are required.

The Role
The Capital Markets Associate will be exposed to a broad range of capital markets functions, with a primary focus on structuring and monitoring the firm’s warehouse financing agreements and will report to the Director of Capital Markets. The Associate will have access to all senior managers of the firm with full visibility of the firm’s span of business activities and will work closely alongside the rest of the Capital Markets team.
What You’ll Do:
- Responsible for handling the ongoing structuring and maintenance of SoFi’s 17 student loan and personal loan warehouse facilities (and all future student loan and personal loan facilities) including all necessary amendments, waivers, and renewals; including (but not limited to) monitoring warehouse facility renewal schedule, active review of deal documents to ensure alignment with current credit, servicing, operational processes; communicate and negotiate requests with lending partners, work with internal legal (and external counsel as necessary) to draft changes; provide supporting documentation as requested by lenders; establish and adhere to deadlines
- Collaboration with internal stakeholders such as credit, legal, engineering, product, treasury, accounting, and finance to be able to understand and communicate upcoming changes or requests to our lending partners
- Assist in the structuring and negotiating of new student loan and personal loan transactions; which may include detailed review and negotiation of term sheets and related deal documentation; creating memorandums presented to internal committees, engaging and negotiation with any third-party service providers; and any other deal closing responsibilities
- Provide strategic support to the treasury team regarding capital markets initiatives impacting the firm’s liquidity
- Participate in lender due diligence meetings as needed (travel may be required)
- Provide support in connection with KYC and data requests for new and existing lending relationships across SL, PL, mortgage, Risk Retention, etc.
- Other ad hoc support as needed requested relating to mortgage warehouses, risk retention financing, unsecured line of credit, and any other financing initiatives of the company
What You’ll Need:
- Requisite experience must include 5+ years exposure to the debt capital markets (capital markets or banking experience at a financial institution, ABS issuer, rating agency, leveraged finance group or ABS accounting/consulting firm preferred). Must be able to handle multiple responsibilities under pressure.
- BS/BA in business, finance, accounting, economics or similar technical field
- Excellent work ethic and willingness to contribute broadly to achieve team and company objectives
- Strong verbal and written communication as well as technical and organizational skills
- Strong analytical skills with attention to detail
- High level of proficiency with Microsoft Office suite (particularly in Excel, PowerPoint) preferred
